Quantity Surveyor
Houston, TX, US, Texas
Full Time | USD 65000.00 - 125000.00 YEAR

ROLE SUMMARY

The Quantity Surveyor (QS) independently measures, verifies, reconciles and validates construction quantities on Data Centers projects to support accurate cost control, contractor payment evaluation and change management. Projects involve significant civil, structural, mechanical, electrical and infrastructure work, evolving designs and multiple contractors. The QS validates what was estimated, what has changed, what has been installed and what the project is being charged for.

KEY RESPONSIBILITIES

  • Perform quantity takeoffs from engineering drawings, specifications, 3D models and construction documentation.
  • Develop, review, validate and reconcile bills of quantities, material takeoffs and contractor quantity submissions.
  • Verify installed quantities against drawings, field measurements, contractor progress reports and approved scope.
  • Review contractor payment applications, progress claims and quantity-based invoices to confirm claimed quantities and progress are reasonable and supported.
  • Evaluate quantity growth from design changes, scope modifications and field conditions, distinguishing original-scope quantities from genuine growth.
  • Support estimators and cost engineers by validating quantities, identifying scope gaps and reconciling estimates, revised designs and construction quantities.
  • Maintain quantity registers, measurement sheets, reconciliation reports and auditable records of quantity changes.
  • Verify field progress, installation quantities and reported completion directly with construction teams.
  • Challenge contractor quantity submissions where warranted.

REQUIRED QUALIFICATIONS AND EXPERIENCE

  • Strong QS or construction quantity management experience on large-scale industrial, power generation, data center, infrastructure or EPC projects.
  • Proven quantity takeoff and measurement capability.
  • Knowledge of civil, structural, mechanical, piping and electrical construction quantities; multi-discipline experience preferred.
  • Experience with BOQs and contractor quantity validation.
  • Ability to interpret engineering drawings, specifications and construction documentation.
  • Strong Excel skills.

PREFERRED QUALIFICATIONS

  • Strong field construction exposure.

KEY COMPETENCIES

  • Highly analytical, thorough and practical
  • Adaptable to changing designs, incomplete documentation and accelerated construction
  • Collaborative with Engineering, Construction, Estimating, Cost Engineering and Contracts
  • Energetic, detail-oriented and solutions-focused
  • Maintains control of quantity records amid change

THE IDEAL CANDIDATE

The ideal candidate goes beyond material takeoffs and understands the relationship between engineering quantities, construction execution, contractor payments and project cost exposure. Technical judgment, attention to detail and the ability to reconcile information independently matter more than job titles or years of experience alone.

WORKING ENVIRONMENT

Fast-paced construction program with aggressive schedules, rapidly evolving priorities and multiple contractors working concurrently. Hands-on, site-engaged role.
